Frequently Asked Questions
Do modular houses comply with Estonian building regulations?
Yes. Our modular houses are designed and manufactured in accordance with current Estonian and European Union building regulations and standards. If necessary, we adapt solutions to meet local requirements and municipal conditions.
What is the lifespan of a modular house?
The lifespan of a modular house is comparable to a traditional house. A strong metal frame, high-quality materials, and a factory-controlled production process ensure durability and long-term use.
Are modules suitable for both living and office use?
Yes. Modules are suitable for residential use as well as office and commercial spaces, and they can be adapted according to their purpose.
Where are the modular houses produced?
Our modular houses are manufactured in a modern factory in Poland, where the entire production process takes place under controlled conditions.
What kind of structure do modular houses have?
Modular houses are built on a strong metal frame designed to withstand transportation and crane installation. The structure ensures stability, safety, and a long service life.
What materials are used in modular houses?
Our modular houses are built on a strong metal frame made of closed steel profiles measuring 100×50×3 mm and coated with anti-corrosion paint.
Walls, ceilings, and roofs are constructed from factory-produced sandwich panels with PIR insulation of 100 mm, 120 mm, or more. This construction ensures strength, energy efficiency, and durability.
What kind of windows and doors are used?
Modular houses are equipped with insulated aluminum-profile windows and doors with triple glazing, ensuring good thermal performance, durability, and a modern appearance.
Are modular houses delivered fully assembled or built on-site?
Modules are fully manufactured in the factory and transported to the client’s plot. In the case of a single module, it is installed as a complete unit without additional assembly.
What is included in the standard equipment?
Standard equipment includes:
- module made of sandwich panels with installed windows and door
- insulated floor
- electrical system (distribution board, sockets, LED lights, switch)
- ventilation grilles
- finished interior and exterior surfaces
The exact specification depends on the selected model and project.

How does a modular house differ from a traditional house?
The main difference lies in the production process. A modular house is built in a factory, ensuring consistent quality, shorter construction time, fewer weather-related delays, and generally a more competitive price compared to traditional construction.
Is a modular house suitable for year-round use?
Yes. Our modular houses are energy-efficient and insulated, making them suitable for comfortable year-round use.
What is the delivery time?
Delivery time depends on the size of the house and selected options.
Empty modules from 4 weeks, turnkey solutions from 8 weeks.
How long does installation take?
Installation on-site usually takes 1–4 days, depending on the size and complexity of the building.
What type of foundation is required?
The foundation type depends on the building and site conditions. The most common are slab, strip, and pile foundations. We help choose the appropriate solution.
Can installation be done year-round?
Yes, installation is possible even in winter if access and necessary conditions are ensured.
Do you handle installation yourselves?
Yes. Installation is carried out by a professional and experienced team. If desired, the client can also install the module themselves.
Does installation affect the surrounding environment?
Installation is fast and has minimal environmental impact. Since most work is done in the factory, noise and on-site construction activity are minimal.
Do you provide transportation?
Yes. We organize transportation from the factory to the client’s site. The client can also arrange transport independently if desired.
How long does transportation take?
Transport duration depends on location and logistics and usually starts from 2 days. It is always planned together with the installation schedule.
Can house models be customized?
Yes. Layouts, finishes, and technical solutions can be adapted according to the client’s needs.
Is it possible to order a custom project?
Yes. We also offer individual design based on client requirements.
What finishing options do you offer?
We offer a wide range of interior and exterior finishing materials. Clients can also provide inspiration images, and we will find suitable solutions.
Can interior and exterior finishes be selected separately?
Yes. Interior and exterior finishes can be chosen separately according to client preferences.
Can the house be expanded later?
Yes. Modular houses allow future expansion with additional modules.
What determines the price of a modular house?
The price depends on the size, model, design, finishes, and selected additional services.
Does the price include transport and installation?
It depends on the agreement. Turnkey solutions including transport and installation are available.
What additional costs may arise?
Additional costs may include foundation, utilities, permits, or custom solutions.
Is it possible to pay in installments?
Payment terms are agreed individually. In some cases, payment in 2 or 3 installments is possible.
Is a building permit required?
Buildings up to 20 m² do not require a permit. For larger buildings, it depends on local regulations.
Do you assist with documentation and permits?
Yes. We assist with documentation and permits and can offer a full design solution if needed.
Are the buildings certified?
Yes. Production complies with European standards, and each house comes with a technical паспорт.
How energy-efficient are modular houses?
Modular houses are highly energy-efficient. PIR sandwich panels (100–120 mm) provide thermal transmittance of approx. 0.22 W/m²K and usually meet energy class A or A+.
What heating solutions can be used?
Various solutions can be used, including underfloor heating, radiators, air conditioning, and heat pumps, depending on site conditions.
Can solar panels be installed?
Yes. Modular houses are suitable for solar panel installation, and we can assist with it if needed.
What about sound and thermal insulation?
Sound and thermal insulation meet modern standards. The floor is insulated with 120 mm PIR and covered with OSB and PVC. The roof is also insulated with 120 mm PIR, ensuring year-round comfort.
What is the insulation thickness?
Walls use 100–120 mm PIR insulation.
Floor and roof use 120 mm PIR, ensuring high energy efficiency.
Is ventilation included?
Yes. Standard solutions include forced ventilation with vents. Custom solutions are agreed per project.
How much does an additional window cost?
The price depends on type and size. For example, a standard 120×200 cm window costs approximately €600.
Can a modular house meet passive house standards?
With certain technical solutions, very high energy efficiency can be achieved.
What warranty is provided?
Modular houses come with a 2-year warranty.
Are warranty works done on-site?
